How Often Should You Service Your AC in the UAE? (2025 Guide)

Due to extreme heat and heavy dust, UAE air conditioners need servicing far more frequently than in other climates. Here is exactly what to do and when.

Air conditioners in the UAE work harder than almost anywhere else on the planet. With summer temperatures regularly exceeding 45°C and dust levels that can spike dramatically during shamal wind events, your AC system is under enormous stress for most of the year.

Most manufacturer recommendations are written for temperate climates — once a year servicing simply does not apply here. Getting the frequency wrong means higher electricity bills, reduced cooling performance, and eventually an expensive compressor failure.

The UAE AC Service Schedule We Recommend

After servicing thousands of AC units across Abu Dhabi and the UAE, here is what our certified HVAC engineers recommend:

  • Filter cleaning: Every 3–4 weeks (or monthly at minimum) — UAE dust clogs filters far faster than normal
  • Full service (coil clean, drain flush, gas check): Every 3–4 months
  • Deep clean & disinfection: At the start and end of summer (April and October)
  • Annual full inspection: Once per year, ideally before summer, including compressor health check
  • Emergency inspection: Immediately if you notice reduced cooling, unusual noise, bad smell, or water leaks

Pro Tip

The single biggest mistake UAE homeowners make is skipping the October deep clean. After running flat-out all summer, your system has accumulated mould, bacteria, and dust inside the coil. Leaving it untreated over winter means you will start next summer with a system already compromised.

Signs Your AC Desperately Needs Servicing Right Now

  • Room not cooling to set temperature even after 20–30 minutes
  • Musty, damp, or mouldy smell when the AC runs
  • Unusual sounds: rattling, grinding, hissing, or clicking
  • Water dripping from the indoor unit or stains on the wall below
  • Electricity bill suddenly much higher than previous months
  • AC turning off and on frequently (short cycling)
  • Ice forming on the copper pipes or indoor unit

Warning

If your AC is making a hissing or bubbling noise, this almost always indicates a refrigerant (gas) leak. This is both an efficiency problem and a health hazard. Turn off the unit and call a technician immediately — do not delay.

What a Full AC Service Should Include

Not all AC services are equal. Make sure your technician carries out all of the following — if they finish in under 30 minutes, they have almost certainly skipped steps:

  • Remove and deep clean the indoor unit filter
  • Clean evaporator coil with approved chemical cleaner
  • Flush and clear the condensate drain line
  • Check and clean the outdoor condenser coil
  • Check refrigerant pressure (gas level)
  • Inspect electrical connections and capacitor
  • Test thermostat accuracy and remote function
  • Check fan blade condition and lubricate if required
  • Inspect copper pipe insulation for UV damage
  • Record inlet and outlet air temperature differential

AMC vs Pay-Per-Service: Which Is Better?

For most villa and apartment owners with multiple AC units, an Annual Maintenance Contract (AMC) is significantly more cost-effective. An AMC covers all scheduled services, emergency callouts, and priority response — typically saving 30–40% compared to booking each service individually.

For commercial properties and buildings, an AMC is essentially mandatory. Unplanned AC failures in offices or retail spaces cause immediate business disruption and cost far more than preventive maintenance.
