Gypsum ceilings have become a defining feature of luxury villa interiors across Abu Dhabi. Far from just a surface to paint, a well-designed gypsum ceiling adds architectural depth, integrates lighting beautifully, and significantly increases the perceived value of a space. Here are the designs getting the most requests from our clients in 2025.

1. Coffered Ceilings with Indirect LED Lighting

The most requested design by far. A coffered ceiling creates a grid of raised panels across the ceiling plane, with a recessed LED strip running around the inner edge of each coffer. The result is a warm, even glow that highlights the architectural detail without harsh direct light. Ideal for large living rooms and majlis areas.

Coffered ceiling with integrated LED lighting: AED 180–320 per square metre depending on coffer depth, panel size, and lighting specification. Typical 40m² living room: AED 7,200–12,800 supply and install.

2. Dropped Ceiling with Cove Lighting

A dropped gypsum panel — typically 200–400mm lower than the surrounding ceiling — with a cove or ledge around its perimeter concealing an LED strip. The light washes up into the main ceiling, creating a dramatic floating effect. Popular in master bedrooms, dining rooms, and formal entrances.

3. Layered Stepped Ceilings

Multiple levels of gypsum board create a stepped effect that draws the eye upward and adds significant architectural interest. When combined with lighting at each step, the result is a dynamic, high-end finish that photographs beautifully and impresses visitors immediately. Very popular for villa entrances and double-height spaces.

4. Curved Feature Ceilings

Curved gypsum elements soften an otherwise angular room and create a distinctive signature look. Achieving clean curves requires skilled craftsmen and appropriate flexible gypsum board, but the result is unique and memorable. Most often used in curved dining niches, bedroom headwall ceilings, and entrance halls.

5. Combination Acoustic Ceiling Panels

Increasingly popular in home cinemas, offices, and children's play areas — panels that combine gypsum framing with acoustic wool or mineral fibre inserts. These dramatically reduce sound reverberation while maintaining a sleek, clean appearance. Available in a wide range of acoustic ratings and surface finishes.

What to Know Before Starting a Gypsum Ceiling Project

  • Structural clearance: Confirm ceiling height allows for the design you want — most designs need at least 2.8m finished height
  • MEP coordination: All electrical, AC ducts, and sprinkler/fire alarm positions must be finalised before framing begins
  • 3D design: Always request a 3D render before approving any gypsum ceiling design — it is very difficult to visualise from a drawing alone
  • Contractor skill: Gypsum quality is entirely dependent on the skill of the installers. Check previous work samples before committing
  • Painting sequence: Gypsum ceiling must be fully primed and painted before any final furniture moves in — dust is significant during installation

Coordinate your gypsum ceiling design with your lighting consultant before installation begins. Changing light positions or adding points after the gypsum is fixed is expensive and messy. Get all light positions agreed in the 3D model first.
