Green building ratings are increasingly important for commercial properties in the UAE. Here is what LEED and Estidama mean in practice and how your maintenance choices affect compliance.

The UAE has made significant commitments to sustainability, with Abu Dhabi's Estidama Pearl Rating System and LEED (Leadership in Energy and Environmental Design) both widely used to assess and certify the environmental performance of buildings. For commercial property owners and developers, these ratings have moved from nice-to-have to commercially significant.

What Is Estidama?

Estidama (Arabic for "sustainability") is Abu Dhabi's homegrown green building rating system, developed by the Abu Dhabi Urban Planning Council (UPC). The Pearl Rating System rates buildings from 1 Pearl (minimum compliance) to 5 Pearl (exceptional sustainability performance). All new government buildings in Abu Dhabi are required to achieve a minimum of 2 Pearls.

What Is LEED?

LEED is the internationally recognised green building certification from the US Green Building Council. It operates on a points-based system with four levels: Certified, Silver, Gold, and Platinum. LEED is more widely recognised internationally and is preferred by multinational occupiers and investors.
