Electrical Safety Checklist for UAE Homes and Offices

Electrical faults are one of the leading causes of property fires in the UAE. Use this practical checklist to identify and eliminate hidden risks in your property.

Electrical faults are responsible for a significant proportion of property fires across the UAE each year. Many of these incidents are preventable with basic awareness and periodic professional inspection. The extreme heat of UAE summers places additional stress on electrical components — insulation softens, connections loosen, and overcrowded circuits trip more frequently.

Monthly Visual Checks (Do These Yourself)

  • Check all plug sockets for scorch marks, discolouration, or cracked faceplates
  • Smell around your distribution board (DB) — any burning smell is a serious warning sign
  • Check that all appliances are plugged directly into wall sockets, not daisy-chained extension leads
  • Look for any fraying, cracking, or brittle insulation on visible cables
  • Make sure all outdoor electrical fittings have intact weatherproof covers
  • Verify that the DB cover is in place and the area around it is clear of combustibles
  • Test at least one RCD (RCCB) trip by pressing the test button — it should cut power immediately

Critical Warning

If your DB has any scorch marks, melted plastic, or the MCBs (circuit breakers) are warm to the touch, do not wait — call a licensed electrician immediately. These are signs of serious overloading or a loose connection that can cause a fire.

Annual Professional Inspection Checklist

The following should be carried out by a licensed electrical engineer at least once per year — more frequently for commercial properties or older buildings:

  • Thermal imaging scan of the main DB and all sub-boards — identifies hot spots before they cause fires
  • Torque check of all cable terminations — connections loosen over time due to heat cycles
  • Insulation resistance test of all circuits
  • Earth continuity and resistance test
  • RCD (RCCB) trip time test — must trip within 30ms
  • Verify correct MCB ratings for each circuit — overrated breakers are a fire risk
  • Inspect all outdoor weatherproof fittings and socket covers
  • Check and test all emergency lighting (commercial properties)
  • CCTV wiring and data cable inspection for insulation damage

Special Considerations for UAE Properties

  • Air conditioning circuits: UAE AC runs almost year-round and the dedicated circuits take heavy sustained loads. Have these specifically checked annually.
  • Split AC outdoor units: Ensure the outdoor unit supply cable has not been damaged by UV or rodents.
  • Generator connections: If you have a backup generator, the changeover switch and connections must be tested annually.
  • High-voltage supply (villa compounds): Compound transformers and HV cables should be inspected by ADDC-approved engineers.
  • EV chargers: If you have an electric vehicle charger, ensure it is on a correctly rated and protected circuit.

In the UAE, electrical works must be carried out by ADDC-licensed (or DEWA-licensed in Dubai) electricians. Work done by unlicensed individuals not only voids your insurance but can create serious liability if an incident occurs.
